NYC home renovation

Renovation, design and NYC DOB permitting services for homes in Queens, Manhattan, Brooklyn and the Bronx.

Who we are

Anastos Contractors is a home improvement contractor working with homeowners in Queens, Manhattan, Brooklyn and the Bronx, New York. We plan and carry out renovation work for apartments, townhouses and houses, and we prefer to talk through a project in plain language before anyone picks up a tool.

Our approach is simple. Look closely at the existing home, understand how you live in it, and write down a scope that you can actually compare, question and approve. We would rather tell you what we do not know yet than promise a result before the conditions are visible.

Design services

We provide design services to help plan your renovation, from layouts and material selections to coordinating the design with the proposed work. The design scope and any licensed professional requirements are confirmed for your project.

NYC DOB permitting services

We provide New York City Department of Buildings (DOB) permitting services, including filing and approval coordination for your project. Required filings, licensed professionals, inspections and agency fees depend on the building and scope. DOB approval and review timelines are determined by the agency and are not guaranteed.

Kitchens and bathrooms

Kitchens and bathrooms concentrate the most trades into the smallest rooms. Plumbing, electrical, ventilation, waterproofing, cabinetry, tile and fixtures all meet in a few square feet, and the order in which they are handled decides whether the work goes smoothly.

For a kitchen we talk through layout, cabinets, counters, appliances and the services behind the walls. For a bathroom we start with what the tile will cover: the shower pan, waterproofing, drains and the fan. Each service page on this site describes that planning in more detail.

Apartments and townhouses

Apartment renovations in co-ops and condominiums usually involve a building process as well as a construction one. Many buildings ask for an alteration agreement, insurance paperwork, restricted work hours and protection of hallways and elevators. Those rules differ from one building to the next, so we ask for the actual requirements instead of assuming them.

Townhouses bring different questions: narrow access, older framing and plumbing, stairs, party walls and the street in front. In both cases we look at the building first and the wish list second.

Patios, concrete and masonry

Outside the home, we plan patios, walks, slabs and other concrete work around drainage, ground conditions and how materials can reach the site. A backyard patio and a load-bearing slab are not the same job, and we describe them differently.

Masonry and facade repair starts with understanding where water is getting in. Repointing, brick repair, scaffolding and sidewalk protection can each affect the scope, and some work may call for a licensed design professional to handle filings. Requirements depend on the building and the scope.

Where we work

We serve homeowners in Queens, Manhattan, Brooklyn and the Bronx. Our current neighborhood planning guides focus on Queens and Manhattan. In Queens, they cover Astoria, Long Island City, Forest Hills, and Sunnyside and Woodside. In Manhattan, they cover the Upper East Side and the Upper West Side.

Each neighborhood page looks at the kinds of buildings, access and approval questions that tend to come up there. The guide list is not an exhaustive service-area list. Tell us your location and scope so we can discuss whether your project is a fit.

Licensed in New York City

Anastos Contractors holds NYC Home Improvement Contractor License No. 2138166-DCWP, issued by the New York City Department of Consumer and Worker Protection. You can use that number to check the license with the city.

A license is a starting point, not a substitute for a clear written scope. Permits, approvals and inspections depend on the property and the work, and we will say so when your project is likely to need them.

How a project works

First, you send a request describing the home, the rooms or areas involved and any building rules you already know about. Photos and plans help, but a rough description is enough to begin.

Second, we talk and look at the space. We confirm what is included, what is uncertain and what depends on opening walls or floors. Third, the scope is written down with its assumptions, so the estimate can be compared with others.

Fourth, we sequence the work around deliveries, trades, approvals and your daily routine. Finally, we walk through the finished work with you, test what can be tested and close out the details before calling it complete.
